Summary of CAM Duties for a Florida Condominium Association
A licensed Community Association Manager (CAM) plays a key role in the operation of a condominium association. Their responsibilities include:
- Financial Oversight: Collecting assessments, managing bank accounts, assisting with budgets, and preparing financial reports.
- Recordkeeping: Maintaining official records such as meeting minutes, owner rosters, insurance policies, and financial statements.
- Meeting Support: Coordinating Board and membership meetings, preparing notices and agendas, and documenting minutes.
- Rule Enforcement: Assisting the Board in enforcing community rules and sending notices of violations.
- Vendor & Maintenance Management: Overseeing common area maintenance, coordinating repairs, and managing service contracts.
- Insurance Coordination: Helping maintain required insurance coverage and assisting with claims if needed.
- Communication & Compliance: Acting as a liaison between the Board and owners, and ensuring the association complies with Florida Statutes and its governing documents.
To perform these duties legally in Florida, a CAM must be licensed through the Department of Business and Professional Regulation (DBPR).
